Traditional percentage-based cost-plus construction agreements can create a situation where the builder earns a larger fee simply because the homeowner chooses more expensive finishes or products.
We believe a builder's compensation should primarily reflect the scope and complexity of managing the construction—not whether the homeowner chooses a $5,000 appliance package or a $50,000 appliance package.
Our standardized contracting-fee model is intended to give clients greater visibility into exactly what they are paying Vellir Homes to manage their project, and to remove any question about whose interests a selection serves.

This model is about clarity and alignment, not discount construction. It does not guarantee a lower total project cost or any specific savings. Material, labor, subcontractor, permitting, site, utility, engineering, design and other project expenses are separate from the Vellir Homes contracting and project-management fee.

What the fee does and does not include
- Projects carry a $40,000 minimum contracting fee.
- Unconditioned square footage above 1,000 sq ft is divided by a factor of 10 for fee calculation purposes.
- The contracting fee is strictly a project-management fee for contracting your home.
- Materials, labor, subcontractor costs, permitting, engineering, design, utility, site and job-site maintenance costs are separate from the contracting fee and are subject to applicable state, county and city taxes.
- The fee is billed against the construction phase outline in the New Home Construction and Management Agreement; all other costs are billed as consumed.
- The fee is based on the agreed-upon permitted plan sets and is subject to change with plan changes at the discretion of Vellir Homes, LLC.
